Home Condition Reports
When included in an Home
Information Pack, the Home Condition Report (HCR) tells you what
condition
the home is in and includes an Energy Performance Certificate (EPC) (see
description below).
Each part of the home is
given a condition rating on a scale of 1-3 (where 1 is best) to let you know if
any
repairs are needed and, if so, whether they are serious.
Buyers and sellers can rely
on the Home Condition Report. The Home Inspectors who prepare them
are
qualified and required to be covered by insurance.
The
Benefits of Providing a Home Condition Report
The Home Condition Report
contains the Energy Performance Certificate. This tells you how energy
efficient
the home is on a scale of A-G. The most efficient homes, which should have the
lowest running costs, are in
band A.
The Certificate also tells
you, on a scale of A-G, about the impact the home has on the environment.
Better
rated homes should have less impact through Carbon Dioxide emissions.
The average property in the
UK is in Bands D-E for both ratings. Recommendations are included in the
Certificate about ways to improve the home's energy efficiency to save you money
and help the environment.

The report is divided in to 8 sections, A to H.
Section A
- Explains the report content and extent
and limitations of the inspection.
- Gives definitions of the condition ratings.
Section B
- General information about the property.
- Summary of the condition ratings.
- Insurance reinstatement cost.
Section C
- Solicitor or conveyancer matters.
- Health and Safety risks.
- Other risks e.g. subject to/risk
of flooding.
Section D - Exterior aspects
- Chimneys, roof coverings, gutters, walls, windows, claddings and external
decoration.
- Each of these elements is given an objective statement and a condition
rating.
Section E - Internal aspects
- Roof structure, ceilings, internal walls, floors, built in fitments and
internal woodwork.
- Each of these elements is given an objective statement and a condition
rating.
Section F - Visual inspection of Services
- Gas, electricity, heating, water and drainage.
- Each of these elements is given an objective statement and a condition
rating.
- A recommendation for a safety inspection or service by a registered
engineer may be given in the
objective statement.
Section G - Grounds and outbuildings
- Permanent sheds and garages
- Patio areas and garden walls.
Section H - Energy Performance Certificate.
